What projects add value to a home? 

When I first started my blog, I asked my past clients for topics that would be helpful to them. One of the questions that came up from multiple people was "what projects will add value to my home when it is time for resale?"

This is a great question.  While it's possible to over improve a home - like spending $80,000 on a new kitchen in a neighborhood of homes that sell for $175,000, even when in tip top shape - most of the time, these projects will add resale value to your home.  If you ever have any questions about projects on your home, always feel free to reach out to me directly and I can talk to you about your specific house. 

1. Kitchen remodel - just making small changes at first can have a big impact. Adding a new faucet, cabinet hardware, and light fixtures can make a world of difference.  If you're ready to go bigger, new appliances, cabinets, and especially countertops will go a long way.  

2. Bathroom updates - changing out vanities to something modern will make a big difference when selling your home. Instead of replacing an entire shower or tub, a cost effective update is to resurface them instead. This will help the bathroom look fresh and clean without breaking the bank. Modern, water efficient toilets will look great next to a new vanity. While you might not get extra money on the sale for replacing toilets, having a toilet that works well and isn't loose can make a big difference once it comes to inspections. 

3. Get a new front door - according to Remodeling Magazine’s annual Cost vs. Value Report of 2022, replacing your front door will allow you to recoup 63.8% of the cost.  This will also help with curb appeal and it is one of the very first things people notice when entering your home. 

4. Replace the garage door - speaking of doors, the number one item on the Cost vs. Value Report of 2022 is replacing the garage door.  93.3% of the cost was recouped on this home repair project! 

5.  Siding replacement - since we've moved to the exterior of the home, let's add updating your siding. This saw a 68.3% return on investment when using a concrete siding - aka hardiboard or hardiplank, which is a concrete mixture. If you have bought a home with me, or if you ever do, you'll know we walk around the exterior of the home and check out the siding and I'll say something like "great, this home has hardiplank siding."  This siding is durable and looks great!
